Over the years the Auction Department has sold significant numbers of residential and commercial properties, land, investment and development opportunities “under the hammer”. With increasing numbers of potential bidders attending, selling and buying at auction is certainly a viable alternative to the open market.
A major benefit of selling at auction is that on the fall of the auctioneer's gavel, the purchaser will automatically enter into a binding contract and is required to pay 10% of the sale price immediately, with completion taking place usually 28 days thereafter.
When offering a lot for sale at public auction, an intensive advertising/marketing campaign is undertaken to ensure that maximum exposure is achieved.

"I used Loveitts Auctions Coventry to sell a property for us . We needed it sold quickly as we had a project that we needed funds for. I called them on the Monday and they were out on the Wednesday to measure up. I gave them a set of keys there and then and left. I gave them my reserve price which they thought was achievable. I left Coventry and headed back home.
I was looked after by Sara Herbet who did a great job . I was contacted by the auction team after viewings with notice of offers prior to the sale day i was very tempted to take the offers being presented as they were above my reserve but was advised that due to the amount of interest it would be better to take it to the room . I did think that it was easy for them to say that as they had nothing to lose as opposed to me possibly losing out in the room . In the end i took the advice from Sara and let it go to the room .
I didn't attend the auction as it was in the evening and in Coventry and i am based in London . I thought i would have to wait till the morning to find out the result but that wasn't the case Sara called me and that my property had sold for more than twice the Guide price ! It was a brilliant result and the advice given was spot on. 28 days later money is in my account no messing around with surveyors etc !
