An exciting opportunity for a commercial agent to join Loveitts' Commercial Team.

The role will cover West Midlands, Warwickshire and Leicestershire but is based either in the Stratford-upon-Avon, Coventry or Evesham hubs.

Job Summary

As a Chartered Surveyor and registered Valuer within the Commercial team, you will be providing a wide range of formal written valuations and professional landlord and tenant advice for clients.  You will be an important team member with an integral contribution to the growth of the business across the valuation and professional services sector.

Your primary responsibilities will include:

-  Delivery of valuation reports in accordance with client instructions and RICS Red Book Standards.

-  Delivery of landlord and tenant advice to clients

-  Ensuring compliance with industry regulations

-  Regular communication with commercial property management teams.

-  Reporting to the Head of Commercial.

Requirements

-  Minimum 2 years MRICS PQE

-  Register Valuer

-  Clean PI record

-  Experience in valuing:  industrial, retail, residential, mixed use, offices and HMOs.

-  Proven experience in landlord and attention to detail.

-  Good understanding of the local property market across the wider Midlands area.

-  Excellent organisation and time management skills

-  Supporting other team members and recognising the work of others.

-  Confident in your ability to succeed.

-  Excellent written and verbal communication skills

-  Full driving licence and access to own vehicle.

-  Sharp, enthusiastic and accountable.

An opportunity for a Property Manager who is looking to progress their career in Residential Lettings, to join out team of 3 in Coventry who currently look after over 300 properties.

This role is to advise landlords and tenants on a variety of lettings administration support tasks including but not limited to:

-  Provide property management and tenancy support services to landlords and tenants.

-  Undertake duties in line with signed Terms of Business, with particular focus on co-ordinating property maintenance.

-  Ensure that all properties comply with current legislation (EPC's, Gas Safety Certificates, Electrical Safety Certificates, PAT Testing).

-  Arrange inventories and check-ins with inventory clerk and tenants.

-  Liaise with contractors/outsourcing resources to ensure repair/maintenance works are carried out to a satisfactory standard and timescale.

-  Ensure routine and additional property visits/checks are carried out in the required time scale and report findings to the landlord.

-  Drawn up a schedule of costs based on checkout report.

-  Mediate and negotiate between the parties regarding the release of the deposit.

-  Ensure that relevant payments are instructed promptly and properly regarding contractors, deposits and landlord bills.

-  Co-ordinate and prepare renewal of tenancies.

-  Prepare relevant notices following instruction from either landlords or tenants.

-  Conduct work in line with company standards and requirements.

-  Full utilisation of the Alto system.

Skills and Experience

-  Up to date knowledge of legislation regarding property management

-  Previous property management/maintenance experience necessary

-  Able to work as part of a team, supporting other team members and recognising the work of others

-  Full driving licence and access to own vehicle

-  Articulate, professional and well accustomed to a client-facing role

-  Previous use of Alto desirable

An opportunity for a Property Manager, who is looking to progress their career in Block Management, to join our team covering the Warwickshire and Worcestershire area.

The Property Manager is a key member of the Longlease team and is responsible for a portfolio of residential properties.  Also supporting the Director and Property Management team in co-ordinating the administration of building repairs and maintenance work.

Key Responsibilities

-  Managing a portfolio located in the Worcestershire and Warwickshire area

-  Organising the maintenance of the buildings and communal areas.

-  Liaising with contractors regarding maintenance and major works.

-  Managing any on site staff, cleaners and maintenance.

-  Maintaining Health and Safety Regulations and Legislation.

-  Producing and managing service charge budgets across the portfolio.

-  Approval of work and supplier invoices within agreed deadlines.

-  Respond to information requests in a prompt and timely manner internally and externally to stakeholders.

-  Maintenance of a site inspection schedule for managed portfolios, undertake visits where necessary.

-  Arrange, attend and record client meetings and RMC AGMs including evening meetings.

-  Ensure all client developments and buildings are properly maintained and monitored.

-  Process Section 20 consultations.

-  Review insurance cover of developments on a periodic basis to ensure they have adequate levels of cover.

-  Work with other departments to ensure service charge accounts are prepared, approved and distributed to residents in a timely manner in line with statutory obligations.

Skills

-  To have knowledge of the ARMA practice standards, RICS Service Charge Management Code.

-  A good knowledge of Section 20/major work consultation processes.

-  To have excellent communication skills - both written and verbal - to provide good customer service.

-  Able to prioritise, organise and manage own workload.

-  Customer/client focused.

-  Confident with Microsoft Office in particular Word and Excel.

-  To be able to manage leasehold sales enquiries and tasks associated with property transfers and sub-letting.

Experience

-  Block Management experience
